Senior Property Manager, Cousins Properties
Current Responsibilities Mr. Welch is responsible for management of the 1.5 million square foot Northpark office complex, comprised of three office towers in the Central Perimeter district of Sandy Springs. His staff consists of three Property Managers, Chief Engineer, ten Building Engineers, Director of Security, Janitorial Project Manager, Health Club Manager, Administrative Manager, and Customer Service Coordinator. Mr. Welch oversees annual operating budget preparation, financial reporting, daily operations, and capital improvement and major repair projects for the property. Experience Mr. Welch has twenty three years’ experience managing a variety of real estate investment properties, including office, retail and multi-family. During his 5-year period working on the Equity Office portfolio, he was responsible for management of a twenty building, 2.5 million square foot portfolio of office property, also in the Central Perimeter district. During this period, he managed major repair and upgrade projects to include roof replacement, chiller replacement, curtain wall sealant, and elevator control modernization, as well as tenant improvement and interior enhancement construction projects. In a regional capacity, Mr. Welch acted as liaison for all properties in the client’s Atlanta portfolio with regard to security and landscaping services. Previously, Mr. Welch served as Director of Property Management for EpiCity, a private local property management firm, responsible for the office, multi-family, and single-family home management division. Prior to relocating to Atlanta in 1997, Mr. Welch was Property Manager for Hekemian and Company in Hackensack, New Jersey, responsible for a portion of the company’s office, multi-family, and retail investment holdings in the New York metropolitan area. Mr. Welch began his career in the engineering industry as a staff engineer with Wehran Engineering, a civil and environmental engineering consulting firm in Middletown, New York. Education and Affiliations Mr. Welch holds a bachelor of science in Civil Engineering degree from Villanova University as well as the LEED® AP designation – Leadership in Energy and Environmental Design Accredited Professional. He has been a member of the Board of Directors of the Perimeter Transportation & Sustainability Coalition, the Board of Directors of the Buckhead Area Transportation Management Authority (BATMA) Board, and the Board of Directors of the Building Owners and Managers Association of Georgia (BOMA-Georgia). Mr. Welch holds a Georgia Salesperson’s Real Estate License.
